CONTRACTS AND FORMS
SIBR forms are a valuable member benefit and are intended for use exclusively by active SIBR members. Access to and authorization for use of these forms is limited to the individual member within an office, even if the managing broker holds SIBR membership.
Below you will find the available locations where SIBR forms can be accessed.
SIBR forms are available on:
DocuSign - SIBR contracts and forms are available through DocuSign, providing members with a secure and efficient way to prepare, send, and manage real estate documents electronically. DocuSign ensures members are using the most current, approved SIBR forms while streamlining the signing process for clients.
Dotloop – SIBR contracts and forms are also available through Dotloop, allowing members to access, complete, and manage documents within their existing Dotloop workflow. This platform helps streamline transactions while ensuring the use of current SIBR-approved forms.
To access SIBR forms in Dotloop, members must first have DocuSign access. If you need assistance obtaining access or have questions about setup, please get in touch with the SIBR office for support.
SkySlope – SIBR contracts and forms are available through SkySlope, giving members access to required documents within a streamlined transaction management platform. Using SkySlope helps ensure compliance while keeping all transaction files organized in one place.
Membership Hub - The Membership Hub serves as SIBR’s official member platform, providing easy access to all current contracts and forms in PDF format, along with essential tools and resources for our members.
SIBR Contract Question Program:
The Southwestern Illinois Board of REALTORS® (SIBR) Contract Question Program is a member benefit designed to connect SIBR members with legal counsel for questions related to the use of SIBR real estate contracts.
This program is intended to provide general guidance regarding the application and use of SIBR contracts. It is not intended to provide legal advice, establish an attorney-client relationship, or replace consultation with your own legal counsel. If you require legal advice regarding your specific transaction, rights, obligations, or potential liability, you should consult your own attorney.
This member benefit is available exclusively to REALTOR® members of SIBR.
How the Program Works:
1. Speak with Your Managing Broker First
Before submitting a question, we encourage members to discuss it with their managing broker. Many questions are influenced by brokerage policies, procedures, or office practices. Either the managing broker or the member may submit the request if additional guidance is needed.
2. Submit Your Contract Question
Complete the digital Contract Question Request Form below. Once submitted, SIBR staff will review the request and coordinate with SIBR Legal Counsel, when appropriate.
SIBR staff does not provide legal advice or interpret contracts. Our role is to facilitate this member benefit and ensure questions are directed to the appropriate resource.
3. Response Process
We will make every effort to respond as promptly as possible. However, because some questions require additional legal research or review, response times may vary depending on the complexity of the request and legal counsel's availability. We appreciate your patience as we work to provide accurate and thorough responses.
Why We Use This Process
The SIBR Contract Support Program is funded by the Association as a member benefit. To ensure this resource remains available and equitable for all members, we ask that all contract questions be submitted through SIBR rather than directly to legal counsel.
This process allows us to:
- Ensure members are connected with the appropriate resource.
- Coordinate requests with SIBR Legal Counsel.
- Provide equitable access to this member benefit for all SIBR members.
- Identify recurring contract questions that may lead to future education, FAQs, or contract improvements.
- Be responsible stewards of Association resources while preserving this valuable member benefit.
